Sound familiar?

If you own a few rentals, you've lived this.

"Hey can you fix the —"

A 2 AM text from a tenant about a leaking faucet, buried under your kid's school group chat.

A spreadsheet you stopped updating

"Open Issues" tab, last edited three weeks ago. You're pretty sure most of those are fixed. Probably.

"Did you ever get to that thing?"

Tenant follow-up that you don't remember and can't prove either way.

How it works

60 seconds to set up. Then it just runs.

Step 1

Add your property

Drop in the address. Get a QR code and a tenant link unique to that unit.

Step 2

Stick the QR inside

Print the QR code and tape it to the breaker box, fridge, or lease binder. Or text the link.

Step 3

Manage from one place

Every request lands in a kanban board. Update status — tenant gets notified automatically.

What you get

Everything a small landlord needs. Nothing they don't.

QR code per property

Every unit gets a unique QR. Tenants scan, submit a request — no app, no account, 30 seconds.

Photos required

Every request includes at least one photo. See a leaky disposal instead of guessing from a text.

Urgency tiers

Tenants classify: low, normal, high, emergency. Real emergencies route to a phone call instead of the form.

Kanban dashboard

Open / In Progress / Done. Every request is visible at a glance. Click one to update status — tenant gets notified automatically.

Appointment scheduling

Propose up to 3 times. Tenant approves, declines, or suggests a different time — all from an email link, no account needed.

Calendar view

Every scheduled appointment on one screen. Month grid shows who, what, where, with one click through to the underlying request.

Email alerts (SMS coming soon)

Landlord pinged the moment a request comes in. Tenant pinged the moment a status changes. Opt-in SMS is built and arrives once carrier registration completes.

Activity-log notes

Jobs that take more than a day get notes — contractor scheduled, parts ordered, etc. Full timeline per request.

Printable QR signage

Customize header + footer text, download a print-ready PDF, stick inside each unit. No Canva, no Photoshop.

The dashboard

One screen. Every request.

Your entire portfolio's open work, in three columns. No tabs to dig through. No CRMs to feed.

FAQ

Frequently asked questions

Who is FixQueue for?+

Small landlords (1–20 units) who currently use texts, emails, and spreadsheets to track maintenance — and are tired of losing requests in the noise. Big platforms like Buildium and AppFolio start at $100+/mo and assume you have an entire portfolio team. FixQueue is the opposite.

Do tenants need to install an app or create an account?+

No. Tenants just scan a QR code (or click a link) and submit a request from their phone browser. No app, no signup, no friction.

How do I get notified of new requests?+

You get an email the moment a request lands, and your tenant gets an email when you change its status. SMS alerts are built and switch on once carrier registration completes — email works today.

Can tenants attach photos?+

Yes — up to 6 photos per request. Photos arrive in your dashboard and inline in the email so you can size up the job before calling a contractor.

How is this different from Buildium / AppFolio / TenantCloud?+

Those are full property management suites priced for portfolios — leases, accounting, screening, marketing, the works. They cost $50–$300/mo and take a weekend to set up. FixQueue does one thing: maintenance request intake. Setup is 60 seconds.

What does it cost?+

Three simple plans, sized by how many units you manage: Solo at $9/mo (up to 3 units), Landlord at $19/mo (up to 10 units — adds appointment scheduling and calendar), and Portfolio at $39/mo (up to 25 units — adds priority support). Annual billing gets you 2 months free. Every plan starts with a 14-day free trial, and you can cancel any time from inside the app.
